What Affects the Final Price?

When we visit to provide your exact quote, we look at several factors:

• Room Size: Larger rooms require more materials and time.
• Wall Condition: If the walls require extensive preparation, filling, or a bonding coat before skimming, this increases the labour time.
• Artex Presence: As noted, artex requires specialist sealing and significantly more plaster to level out the texture.
• Access: High ceilings or awkward stairwells that require scaffolding towers will increase the cost.
• Location: While we cover all of Essex, jobs further away from our Basildon base may incur slight travel adjustments.

What is NOT Included

To keep our prices competitive and our focus on what we do best, our quotes do not include:

• Removal of heavy furniture (rooms must be cleared before we arrive).
• Painting or decorating after the plaster has dried.
• Fixing major structural cracks or subsidence issues before plastering.

Why the Cheapest Quote is Rarely the Best
